The Latest Mixed-use Developments in London

  • 1

London is a complete melting pot of people from all economic, social and class backgrounds, and this diversity is represented perfectly in the retail, leisure and hospitality property found throughout the city.

Here, we’ll go into depth on some of the developments across the capital that marry these experiences – existing and in the planning stages – providing amazing retail, leisure and hospitality concepts for all Londoners to enjoy.

BOXPARK, Shoreditch and Croydon

BOXPARK is situated right in the middle of London’s creative capital: Shoreditch. Restaurants like Porky’s BBQ, Falafelicious and Voodoo Rays offer high quality world cuisine at affordable prices, perfect for work lunches or a late night snack after a few drinks.

Meanwhile, retailers like Make Up Store, Filling Pieces and The Gift Box offer retail experiences from independent producers, manufacturers and distributors whose customers desire something different.

A new BOXPARK is planned for South London’s Croydon in a brand new £500m development that will pack independent, fresh-thinking operators into Croydon’s diverse scene.

The project will also include up to 1.25 million sq. ft. of office accommodation, 625 new homes and more than 100,000 sq. ft. of retail, café and restaurant space, revitalising the area.

Intu, Uxbridge

Intu in Uxbridge, West London is a hidden gem that draws a young and affluent clientele from across West London. It also has a significant student population thanks to local colleges like Brunel University London. With an annual footfall of 12 million, it’s a family-friendly shopping centre that is constantly bringing in new retailers into the fold.

In December last year it was announced that the portfolio of those working with Intu at Uxbridge would be boosted by retailers of fragrances, jewellery and fun kids’ stationery. For example, Beauty Base will bring its high-end concept to a 2,825 sq. ft. brand new store following the signing of a 10-year lease.

In addition, with new restaurant offerings, Wagamamas and Chiquito, the tenant mix has recently been enhanced and broadened.

Constantly looking to update its portfolio, it’s clear that the Intu landlords are passionate about providing people with compelling shopping experiences.

Coal Drops Yard Shopping Centre, King’s Cross

A new shopping centre from the designers at Heatherwick has been signed-off for the London King’s Cross area. It is set to convert a historic Victorian coal yard into a canal-side shopping destination.

“These two historic structures were never originally designed for people to circulate through and by themselves would have never made a successful retail destination if we did nothing more than clean them and fill them with shops,” said Heatherwick.

According to the developer, “The proposals will establish Coal Drops Yard as a retail destination, with close to 100,000 square feet of shopping, eating and drinking, and events space.”

There will be enough space for roughly 60 businesses across the development, which will be fully pedestrianised, and compose a broad mix of retail, leisure and hospitality. As of yet, no brands have signed-up, and the project is being overseen by King’s Cross Central Limited Partnership. With tourists and commuters from the nearby King’s Cross and Euston stations, as well as those who live and work in the regenerated King’s Cross, the site is set to receive major footfall.

What the designs of the new King’s Cross shopping centre demonstrate is that a shopping experience driven by a strong concept can generate a unique aesthetic which draws customers and becomes a destination in itself.

These are just three of the fantastic retail, leisure and hospitality destinations to be had in London.
